Among all the real estate areas in Hawaii, the Big Island is very different because of the existence of the Lava Zones. Not all parts of the Big Island are considered a Lava Zone area. In order to understand the zoning, you’ll need to know first that Big Island is divided into 9 districts - North Kona, South Kona, North Kohala, South Kohala, Hamakua, North Hilo, South Hilo, Puna and Kau. At the same time, Big Island is also divided into different Lava Hazard Zones 1-9.

Lava Hazard Zones is based on the probability that lava may cover the area. These regions are identified based on the likelihood of volcanic eruption and lava flow will affect your area. The Lava Hazard Zones have been identified based on historic data, information and estimates.

Big Island’s Puna area is situated at the windward side of the island. Puna is almost the size of Oahu and is about 320,000 acres big. Puna’s area covers Lava Zones 1, 2, and 3. These luxury homes for a single family can cost for about $2,800,000 and a vacant lot for almost $4 million. 

There are also very attractive areas in the Hilo area. In Hilo, you’ll be able to find the largest town on the island. This is where you’ll find a town filled of full old Hawaiian charm and history. The Hamakua Coastline offers a wonderful view of the coast. The real estate located here offers premium prices to its buyers. Single-family home here values for about $220,000 to $4 million depending on the size and location.

Still, there are many affordable properties on the Big Island. It’s not quite a surprise to find many mainland residents searching for a place to move to Hawaii. The major residential areas in Big Islands are the following: Kohala, Waikoloa, Kona, Keauhou Bay, Kealakekua, Captain Cook, Milolii, Naalehu, Punaluu, Volcano, Kalapana, Pahoa, Keaau, Hilo, Laupahoehoe, Honokaa, Waimea, Kawaihae, Waipio, Kailua-Kona. In these areas, you’ll find that the real estate options in Big Island are quite affordable. There are condos and town houses that readily available. This is also true for single-family homes. For single-family homes, there are a lot of homes that offer stunning scenic and ocean front views.
