Hawaii-Moving to a Warmer Climate

It is almost winter, and cold weather always makes people consider relocating to a warmer climate. Retired snowbirds do this every year, but maybe it's not such a bad idea for the rest of us? What needs to be considered before relocating?

One of the main considerations need to be whether you have a home to sell. If you think you would rather sell than rent, try to find out an estimated amount of profit you can see from the sale so you can have an approximate idea of how much you can spend in the new city. If you decide to rent out your home, make sure you have someone reliable to maintain the property in your absence. Depending on how far you move, you may not be able to run back and take care of every little issue. Deciding who will maintain your property before you move will save you many headaches.

If you are only looking for a rental, rent.com, move.com and craigslist are all viable options to help you in the search. It is also a way for you to gauge the cost of living in the new area. Many popular touristy and warm cities have a higher cost of living you will need to take into consideration.

If you are still of working age, you should check to see if your job can relocate with you. If you work for a company with a branch location in a warmer climate, you might be able to preserve your current pay scale and benefits package. If you have to start a job search, make sure your resume is up-to-date and you then start searching the online job sites to see what jobs are available for your skill set.

If you have school-aged children, you should begin the search for option in education. Not all states have the same graduation requirements, so you should check before you move your high school aged child to a school where the requirements are more stringent. Another concern that arises with moving children is the stress that is likely to occur when the kids leave their friends. Check out the new cities attractions so that you discuss this with your children before the move.

Pets need to be considered as well. Try to make sure you have selected a vet in the new city and you have your pets records transferred to the new vet before you leave. If you have a pet that thrives in the colder climate, they might be very stressed by dealing with warmer weather. If your pet is on any medications, make sure you take enough with you in case there is a delay in refilling the prescription. Ask your vet if you have any concerns.

Tips on How to Find Employment When Looking to Relocate

Perhaps the interest you have in relocating has little to do with work and a lot to do with wanting a change in scenery. The fact is, even if your desire to relocate does stem from wanting a change in pace, employment definitely comes into play due to the importance that maintaining employment has to do with living life day to day. If finding work has you worried, don't let it. Another fact is that there are tips out there available to lead you in the right direction of finding proper employment no matter what region you hope to move to.

1. Make your resume available via job boards within the city and/or are you desire to move to.

Relocating does not guarantee that when you move to the area you will have a job waiting for you or that you will be contacted for a job. Allow your resume to be available through job boards so that hiring managers/recruiters can search through resume databases and know that you are willing to relocate for work.

2. Be knowledgeable of the adjustment that occurs with living costs.

Living in a high society like Manhattan probably cost significantly more than living in a small town in South Carolina. Of course, your salary may change in response to this change. Realize that this change is a distinct possibility and set expectations that are realistic when choosing what your salary range is for this new employment opportunity. Being realistic means you won't result in being priced out of the market.

3. Since relocation is what you want in your future, be open about it to the hiring manager/recruiter.

Whatever the reason may be, let your recruiter know. Be completely honest. If your reason is for higher salary, better career opportunities, or to move to be closer to your family, let them know. Even if your reasons are known of the above. Revealing that little detail can prove to be a hiring incentive because they see in you not only a qualified candidate, but someone who truly wants the job and needs the job.

4. Be open to relocating at your own expense.

Let's face it, when hiring, most recruiters or hiring managers prefer to hire local candidates over candidates looking to relocate for the sake of the position, especially because relocating is sometimes required to come out of the company's pocket. However, if you are willing to pay to relocate on your own expense and have a great resume, you have successfully upped your ante and made yourself as qualified for the position as local candidates.

Commercial Hawaii Real Estate and it's Benefits

Some individuals who have gotten involved with commercial Hawaii real estate feel like it was one of the best decisions they have ever made. The business of commercial real estate is a secret kept by those individuals who are involved in the world and succeeding at it. Some of the rewards and advantages of becoming involved with commercial real estate is far greater than the rewards and advantages of other real estate ventures. Any individual who feels as if the business of commercial real estate is something that they would not be able to succeed in is wrong and should really reconsider this idea. Anyone who has down a little bit of research in order to become more educated on the matter and has the proper amount of motivation needed in this business can succeed. After one has become educated on the matter, they may come to realize that the benefits of this business are much greater than the expenses associated with it. Individuals that become involved with commercial real estate and truly commit to it and succeed are able to enjoy a life that others wish they had.

The very first benefit of dealing with commercial real estate is that the individuals involved in this business are able to create a work schedule that is best for them and their unique situations. Commercial real estate enables individuals to either work full-time or part-time, but still obtain a level of wealth that they never thought they would.

Working part-time in this business can be just as effective as working a full-time job. Some individuals new to this business may decide to keep their job and work with the real estate part-time until their cash flow increases, then they commit to it full-time.

Full-time commercial real estate professionals are able to avoid dealing with a boss and get to be their own boss. They can work in the comforts of their own home and build their very own business from the ground up. A positive cash flow along with an impressive net worth can be built relatively fast.

An appealing benefit of commercial real estate is that individuals do not have to train for years and years and work themselves up the corporate ladder. The barriers to become involved in this business are few which allow individuals to dive in whenever they want.

One of the benefits that entice individuals the most is the amount of profit that there is to be had. The great thing is that with the amount of profit that can be earned individuals do not have to use a huge amount of effort. One commercial real estate deal can provide individuals with the same amount of profit as they would see if they sold 100 individual family residences.

No matter how many deals an individual makes in commercial Hawaii real estate they have to use the same process every time. One of the key words used in the business of commercial real estate is synergy. It means that huge results can be had by making very small changes.

Questioning Rules Regarding Hawaii Real Estate Transactions

When someone is looking to make a deal on a hawaii property, whether it be residential or commercial, they are likely to hear phrases such as, "No exceptions to this rule", "We can not negotiate this deal", or something similar. Most people take this as is, and because of this they may miss out on a truly good deal. Instead, people, the buyers and the agent, should challenge these rules. Keep in mind that rules are written and as the saying goes 'Rules are meant to be changed'.

This does not mean that you should break the rules completely, which could result in unlawful behavior, but it just means to challenge these rules so that they work better for you. For example, a potential home buyer has found a residential property that they are in love with. The asking price is around $350,000 and of that the selling agent is asking for 7% of this price. If you decide to make an offer lower than the asking price, the agent could possibly say that the deal is not negotiable. This is not true. With the real estate market as it is, deals are meant to be negotiated so that the agent can actually make their commission. You can counter with the price that you are willing to pay and that you will only pay 6% commission. Though, 7% is considered the average, there are ways to get around these rules.

Furthermore, in many cases, agents will tell you rules that seem a little absurd, such as the sellers will not allow you to have your own person come in and check the property. The seller may already have a document stating the condition of the house from their own person. Many people would feel more comfortable in having their own inspector come in and do this simply because they may trust this person more. Who knows if the inspector is working for the agent or not and not giving the exact condition of the house, in order to receive a cut of the profit. This is a little shady, however, a buyer can never be too careful. If this occurs, ask to see the rules of the agent's office. More than likely, there is no rule that will say that you cannot have your own inspector check the house.

A home or commercial property is a huge investment, and you want to make sure that you are getting what you are paying for. When these rules are in place, it may cost you thousands of dollars. SO remember, in order to protect yourself, question those rules that could possibly hurt you.

Hawaii Foreclosed Property – To Invest or Not

Are you trying your hand at investing in Hawaii foreclosed properties? If you wish to do this, you need to know which properties are available. Prior to investing on a property that has been foreclosed, it will do you a lot of good if you try to find all the information that you can about it. You have to find the going rate for these properties, where they are located, and the kinds of properties that are available to you. These are just some of the most basic things that you need to learn prior to trying to buy a property. There are plenty of newspapers and referrals that you can go through to get yourself informed. Another option that you have is to search around for these properties. The best way to do this is by going through an online foreclosure list.

When you go through a foreclosure listing, you should be able to find information such as name, address, contact details of the person to get in touch with. You will also find the going price of a certain property and plenty of other information. These foreclosure listings are available for free and they give you all of the information that you need to get a property for a lower price.

You might be wondering about how these foreclosed properties can be purchased for a cheaper price. These properties become foreclosed when their owner gets a loan from a bank or another financial institution and they fail to pay back the loan. The lender then seizes the property and sells it in order to get back the money that was lent. They try to sell these properties as fast as they can so that they can be paid right away.

The HUD or the Department of Housing and Urban Development offers foreclosure listings that are filled with all the details needed. There are certain things that you need to think about when you consider buying a foreclosed property. Before you go and place a bid on it, you have to find out what the true market value is. Some properties have damages on them so they need a lot of money to get repaired. You should check out the property prior to deciding on whether you should invest in it or not. Make sure that you read the foreclosure listings thoroughly especially when you are deciding on which foreclosed property to get.

Hawaii Like Living at the Edge of the World

The islands were formed from volcanic rock hundreds of years ago and the hotspot the under the sea that created them is still alive today. The six islands of Hawaii are more than you could ever wish for and more than you could ever see in one lifetime. They are a wonder of nature that are ever-changing. From the lovely fragrant air that wafts through the breezy tropical air to the warm ocean waters, once you visit you will never want to leave.

Let's look at the main island of Hawaii, also called Hawaii or The Big Island. It is the biggest and the youngest. It is the most popular of all the islands which became a part of the United States in 1959, and a person would be hardpressed to find anything that has stayed the same since then. The flora is ever-changing and the fauna is always recreating itself. Imagine living in a beautiful greenhouse where the garden tender just cannot make up his mind what type of bouquet to create so he keeps adding in another fragrant bud after another and each is as wondrous to the nose as the last. There you have the ever-evolving floral landscape of Hawaii.

The waters of The Big Island are warm and rejuvenating. One can literally live on the beach and never miss any of the amenities of the inner island locations. If you should go there and you see someone lounging do not assume they are just visiting. No, it is more likely they are taking in a snooze in what they consider their backyard.

The island is 4028 square miles and has a population of approximately 148,677 inhabitants. That is a lot of room for such a population to spread out. And, there is much else that is spread out on the island. There are various hiking trails, and horse paths along the myriad mountain paths. Some paths, indeed, are so steep you can only travel by horse or foot, that is, no cars allowed.

The main island also blissfully boasts of its warm, friendly population of people. Wind, waves and wings is how things are said to arrive on the island. It is hard to dispute that when you smell the breeze of the mighty tradewinds, you feel the flapping of the ocean waves against your skin and observe all the varieties of colorful, lovely winged creatures that pass you by.

The Big Island of Hawaii is certainly an experience that will stay with you for a long time.

Reasons Why People Buy Oahu Real Estate

There are plenty of reasons as to why a person may choose to buy Oahu real estate like a house, apartment, or a mansion. They can use the property as their home or they can purchase it so that their kids can live in it once they are grown up. Some people buy property as purely investments.

Lots of people will want to purchase a property so they can live in it. This is a very important thing in their lives and is almost at the same level as finding a job and starting their own family. These people might be single or they can be newlyweds who are just starting a family. Usually people will purchase a property when they are still single and then they get married and proceed to have children. It could be that the woman and the man already have their own homes so they can choose to pool together the resources so they can build a bigger one.

There are some families that already have their own homes but they wish to buy another one so that their children will have somewhere to live in once they are out of the house. They may choose to purchase a property near the one they live in and then have it rented out until the children reach their twenties and they choose to live in it themselves. Since the property is close to their own, it is not difficult for the owners to watch the tenants living in it and to see if there is anything that has to be maintained.

This is a good setup for a lot of families and this could be the reason why people choose to buy a property next to their house or just down the street in case one opens up. Getting a house for your children to live close to you makes it easier to keep in touch as a family. The grandparents can visit their grandchildren at anytime they wish to and the grandparents can babysit the kids. It is also easy for relatives who are visiting to drop by on the entire family without having to go through a lot of traveling.

Some children choose not to live in the house bought by their parents especially if they do not plan on living in the same area. Maybe they want to go and study for college in another state in the country. They could find work there and so living close to their parents will not be easy.

Other people choose to buy properties as pure investments. These tend to go up higher so they can rent it out and wait for the value to increase.

Tips When Buying a Home in Hawaii

Finding your own home can be a fun and interesting task. It feels good to know that one of the houses you are looking at might actually be the one you own in the future. But finding a house is an emotional thing for a lot of people which is why it gets confusing when you actually have to choose one. Here are some valuable tips to help you out.

Use the Internet. This can be very helpful if you are trying to decide where it is best to live. Go online and find the best locations available in the country. When you use the Internet, you will see some neighborhoods that you might like. Find out how the neighborhoods fare compared to others and see if you can get in touch with a real agent who can help you find a home easier. This is the fastest way for you to find good locations as well as properties that are on the market.

When you find a Hawaii real estate agent in the area that you like, hire him or her. There are great advantages to hiring a professional to help you out. There reason for you to hire one is that they know the market better. Some agents are quite dishonest so you need to know what to do in order to find a good one. Conduct an interview and look at the past achievements of the agent before you hire him or her. See which organizations the agent is affiliated with.

Another great thing that can help you is going to open houses. This will let you see a bit more about how the neighborhoods and properties are. If you are already working with an agent in that specific area, inform the host right away.

When you go to the houses, keep track of things that grab your attention. Think of the important things about the home such as advantages and possible issues. See the number of rooms that the house does and if you like a certain design with it. Check the things that can increase or decrease the house’s value.

Familiarize yourself with the area that the house is in. Check if the environment is safe and if it applies to the lifestyle you are leading. If you are working a night shift, see to it that the home is not by a busy area. Look at the public properties around the home. These are very important since location is crucial in determining a property’s value.

TRAVELING TO MAKAHA

Makaha is located on Oahu island and is often undisclosed to many tourists, however, it has many unique aspects to offer. One of the most exciting and adventurous things to do while in Makaha is to swim with the wild dolphins. This is a thrilling and once in a lifetime experience that those who believe that they have the guts to do so, should take part in, as it is something that only happens once in your life. This experience is offered by Wild Side Specialty Stores. The group also takes tourists to the 'turtle bath' in which sea turtles are sunning themselves on coral reefs letting fish give them a bath by removing the debris from the tops of their shells, therefore, giving them a bath. It is also a great way to see whales during certain times of the year.

Makaha is a historical place at its Beach Park and is the home to championship surfing. Now, the championships have been moved to another island, however, it does allow a tourist to see why the surfing championships were once held here. During the winter, the waves are extremely rough, meaning that it is a perfect time for those professional surfers. For tourists, venturing in the water during the summer is the safest bet as those that venture into the water during the winter will find that the surf is too rough for them and they do get injured.

Kaena Point is also a historical place for most Hawaiians that visitors have the chance to visit. This is a place in which Hawaiians believed years ago that departed souls would go to in order to get to the afterlife. This is often believed to be a religious place for most Hawaiians.

The Makaha Resort and Golf Club is the most popular destinations within Makaha. It offers 18 holes for the golfer to participate in. However, one of the things to be aware of is the many peacocks that may be running across the grounds at any time, which is not only a beautiful sight, but one that you will undoubtedly laugh about when you think back to the experience.

Overall, Hawaii is a location that has a little bit of everything to suit the needs and tastes of all those involved. Not only are there beautiful beaches to choose from, but there is also a fair amount of activities to choose from that are not only fun and entertaining, but also a cultural education.

Before planning any vacation, especially one to the unique island of Hawaii, it is important to do your homework and make sure that you are getting the best value that you can for your hard earned dollar. Keep in mind that a travel agent is an excellent source, however, your best bet to find the lowest prices is to look online through travel websites.

There are so many activities that a tourist can take part in that it is impossible to get it done in an average vacation time of a week or two. Which means that Hawaii is ideal for multiple vacations with the family over a span of years. There will always be more exciting things to see and many sites still will hold that aura of fascination for a visitor time after time.

Guide to Lowering Hawaii Real Estate Taxes

Everybody pays taxes and the fact is that we often pay more than we should. The same is true when talking about real estate taxes; we are all paying too much. But this kind of tax is different since you can actually do things to lower what you pay.

The real estate tax is a sum of the different taxing entities who assess the property taxes that you owe. This can be the cities, counties, school districts, and other special districts. Most areas have their real estate taxes collected through the local country who then disburses it to several other taxing bodies.

Every one of these taxing bodies creates their own tax rates. One may choose to go to the annual public hearings in order to share their thoughts on tax rates that are being set. However, this is not how you lower what you need to pay. The taxing bodies will determine the rate depending on the amount of money that they feel they will require. So essentially any protesting done will be in vain.

What helps you to reduce the taxes that you pay is challenging your property's market value which is based on the assessment done by the county. Properties are appraised, afterwards the tax rate is charged for the value that was appraised. If you get a lower appraisal value from your property, naturally the taxes are going to be reduced as well. it is the city or the county that determines the property value that all the taxing bodies use to determine your rates. They are believed to be using the real value of your property but there are some instances when the value might not be correct.

Do not do something that will make you pay even more for your property taxes. In case the county has appraised a value that is lower compared to the actual, take advantage of this and do not try to do anything. If you do, you will end up with higher taxes. But if the value set was higher than what it should be, you do have to report it using the proper way of reporting.

Some people simply go to the county authorities and request them to lower their property taxes. They present a reason such as the rates being higher or the rates being increased by a certain percentage. This will rarely work since you require proof that will make the county reduce your taxes. You have to prove that they established the wrong value for your property.

You can also contact the Real Property Assessment Office at:

Downtown Office Kapolei Office
842 Bethel Street, Basement 1000 Uluohia Street, #206
Honolulu, Hawaii 96813 Kapolei, HI 96707
(808) 768-3799 (808) 768-3169

Since the economy is in a bad shape and real estate values are going down, there is a big chance that you are paying too much. Keep all the documents in case you need them.
