Do You Need a Separate Termite Inspection Report?

You certainly do, if you plan on getting almost any kind of financing. In virtually all areas of the country, lenders require a termite clearance before funding a loan. No clearance, no mortgage. You may also want one for per­sonal reasons; just to be sure your house doesn’t have bugs!

The report normally covers termite infestation as well as dry rot and some other conditions. The inspector checks out all accessible areas of the home and either issues an all clear, certifying the home free from pests (the clear­ance is usually good for about 120 days), or indicates areas where pests were found and that the problem must be corrected before a clearance is issued.

If problems are found, they are usually in one of three categories. Category 1 is mandatory repairs. Termites, dry rot, or some other pest condition was found, and the pest must be removed and damaged materials often must be replaced. When you see a house with a tent over it, this is usually category 1 work. The seller normally pays for this.

Category 2 works usually is preventive in nature. No pests were found; a window should be re-caulked to keep moisture out or debris moved away from the house to prevent future termite infestation. This is optional work, which the buyers usually pay for. If you don’t want to do it, you don’t have to.

Finally, the last category reflects problems that aren’t covered by 1 or 2. For example, the inspector found mois­ture under the house. It’s not category 1, because there were no pests. It’s not category 2, because it’s unlikely to cause a future pest problem. It’s just noted for the atten­tion of buyers and sellers. Usually corrective work here is not done. If it is, it’s up to negotiation as to who pays for it.

It’s important to understand that either party can pay for any or all of the work. It depends on what was agreed upon in the sales contract. As a buyer, however, don’t agree to pay for repairs (category 1 work) unless you have a very good reason for doing so (such as you’re “stealing” the place for an incredibly low price).

In most areas, lenders are only concerned about the house itself, not unattached decks, awnings, sheds, and so on. If that’s the case, sometimes a clearance can be obtained, even if pests are noted in those unattached areas, without having to do category 1 work. This can sometimes work to your benefit. For example, I once bought a home that had severe dry rot damage to an unattached deck. The cost of deck replacement was $3500. However, the following agreement was reached: it was pointed out to the termite company that the deck was not attached, and over some objections, a clearance was obtained. Then, the sellers gave me a $2500 allowance in the form of nonrecurring closing costs, because of the deck problem I was assuming. This saved the seller $1000 in deck repair and helped make the deal. I later put in a new deck myself at a cost of about $700 in materials, sav­ing me some money as well.

A note of caution: beware of termite inspectors who insist on checking out the shower pan, particularly on second floor or higher levels. This involves plugging the shower drain and filling the bottom of the shower with water. If the pan leaks, water can pour down through ceil­ings and onto walls and floors doing considerable dam­age. Since you, as the buyer, required the inspection, some sellers will try to blame you for the damage and may ask you to pay for it. (Some states, such as California, may prohibit checking shower pans.)

In most areas the seller pays for the cost of having a ter­mite inspection.

It is a common problem with people as they plan to either buy or sell a property in Hawaii.  How do I get all my things from my old place to my new place?  When you are getting on or off the Islands, it can become an additional concern because you have to ship your things on the water and then on land.

▪    Do your homework: A common mistake people make is getting 3 or 4 quotes and failing to do the research on the companies who are giving them these quotes.  When you are looking for a realtor you want someone with a good reputation first and then you can see what they can do for you.  You should approach this the same way.  A good place to get the information on reputable car shipping companies is from the Better Business Bureau.  On that report you can see how many years they have been in business and how many complaints they have.  This is important on many levels but this will help you avoid scams where they quote you one price and then change the price prior to delivery.  Companies like that will already have numerous complaints.  Whether they are a member or not is less important, the years in business and number of complaints is more relevant.

▪    Avoid prepaying deposits:  A common misconception is that shipping companies need you to prepay the shipping upfront.  Your car shipping freight MUST be paid when your car arrives at the port.  However a common scam that people fall into is thinking the companies will need a $200-300 deposit upfront.  Not prepaying will help you avoid the fly by night companies who charge these deposits by quoting cheap prices and never moving cars.  They will be in business for sometimes a year running that scam, close shop and then do it under a new name.  Since the amounts are small it is hard for people to be serious about pursuing them with the authorities so they slip through the cracks.

▪    Ask for a prep list:  When you are shipping to or from the Islands there are certain things you need to do in order to have your vehicle ready.  It is very different than when you are shipping within the standard 48 because you are having your car at the port.  There are different requirements when you are shipping to Hawaii than when you are shipping from.  So when you do make a choice on who you want to book with ask them to email you a prep list so you know exactly what documents you need and how to properly prepare your vehicle for transit.  Not doing these things can result in delays and unnecessary surcharges at the ports in Hawaii or the mainland.

Hawaii Real Estate – Moving To Hawaii: Getting Along

Many people who have moved to Hawaii from the mainland find living on the island far different from living on the mainland. While some of the locals will be welcoming most won’t be. The majority of your neighbors and co-workers will be standoffish and a few will be downright rude.

The attitudes you encounter may take you aback and make you feel alienated which can make living in a new area both uncomfortable and frightening. In order to truly make Hawaii your home you are going to need to put forth some effort to earn the acceptance of the people around you and form friendships.

Keep in mind that Hawaii is not just the home of Hawaiians, but many other cultures as well especially a lot of Asian cultures. Taking the time to learn something about each of these cultures and not lumping them altogether will go a long way in earning your neighbors and coworkers approval. Remain friendly even when you think that people are being standoffish.

You also don’t want to talk about how great the place you used to live was and compare your home in Hawaii to that place. While people are interested in learning more about you, limit those conversations to work and family rather than making comparisons that might alienate people you are trying to get along with.

Moving to Hawaii is not that much different from moving to any area you are unfamiliar with. Treat those you encounter with respect, take the time to learn something about them, their family, and their cultural beliefs and they will be happy to meet you more than half way. Your attitude is going to set the stage for how well you get along in Hawaii and what friendships you are going to make.

Keep in mind however, that due to the cost of living in Hawaii you may not be able to enjoy many of the things you did in your old home. Bringing Your Pets to Hawaii

Up until 2003 it was very difficult for pet owners to bring their pets to Hawaii or for locals to travel outside the country with their pets due to the pet quarantine system. However, that changed along with the rules. It shortened the quarantine time to 5 days instead of the original 30-120 days which prolonged the stay of visitors and their pets. 
State officials are afraid of a possible rabid animal entering the state and if they come in contact with an animal such as a mongoose that it may spread the disease throughout wild. Currently Hawaii is the only state free of rabies.

The five day quarantine period does come with standards that must be met by the petís owners. Pets that do meet the state requirements must be immediately turned over to their owners at the airport or stay a minimum of 5 days at one of the local quarantine stations. The owners will be required to show proof that their pet has had 2 rabies vaccinations, clean results of blood serum tests, and microchip implantation for identification. If the pet is held for 5 days at one of the quarantine stations the cost will be $224.00 or if you choose to pick your pet up at the airport the cost will be $165.00.

Rule Change Summary

If you wish to qualify or apply for the 5 day pet quarantine you will want to prepare a minimum of four months in advance by completing the following:

- Pets will need to have a microchip implanted to be used in identifying them.
- All pets will be required to have a booster shot and a rabies shot, which must be no shorter than 3 months apart and 1 year apart.
- Pets will be required to successfully pass a blood serum test which must be emailed to Hawaii state officials by the testing lab that completed the tests. Also pets are not allowed to enter until after 120 days has passed since the blood sample was received by the state.
- In order for the pet to be allowed to enter the state and to prevent fraud state officials must receive a health certificate and all test results directly from the petís veterinarian.
- All pets will be inspected including chip check to confirm the identity of the pet before releasing them to the owner.
