Recent news concerning Hawaii real estate has been focusing on how companies are freezing foreclosures. But what does this mean? Many of the lenders across the nation have froze foreclosures. This means that for the time being the home is not to be sold to anyone else. Why is that? Well, many of the lenders are reporting that they are going over their paperwork for these homes. Many lenders are reporting that the paperwork may have not been read fully by the homeowner and that the papers were not signed in the presence of notary public. So how many foreclosures are being affected?
The exact figures of how many are being affected have not been officially reported. However, Chase, one of the lenders participating in freezing mortgages, reported that they have 56,000 mortgages being reviewed. It is thought that the other lenders will have similar numbers.
So how did this situation come about? What exactly made lenders start to take a closer look at the mortgages that they were signing off on to be foreclosed on? It came to the attention of the courts when many lenders admitted that they signed hundreds of foreclosures in a given month and rarely read the paperwork because they were so swamped. They are ultimately checking on this paperwork to make sure that it is all official and correctly documented, otherwise they could face an altogether new situation that will be much more stressful.
So for those who have had their homes foreclosed on, this does not mean to get your hopes up that you will get your home back. The fact is that people do not expect to find many mistakes in the paperwork and are only doing this as a precautionary step. However, for those that are not involved in a foreclosure, the process could still affect these people. For one, there are going to be homes just sitting on the market. This means that the housing market could improve because there will be less competition for homes already on the market. In addition, those homes that are sitting there may become an eye sore for those that live in the neighborhood.
So how long will this period of frozen foreclosure last? Most people are expected this time period to last until the beginning of 2011, however, it will really depend on the company and the amount of mortgages that they have frozen. It is hoped that this will be a lesson for companies to pay more attention to paperwork that comes through their hands.
